What is the difference between the fees we would pay you for selling our home versus a traditional real estate agent? What is the benefit of using RealLink?
Bottom line: RealLink will save you thousands of dollars by selling your home with our full service, flat-fee approach – something a traditional real estate agent just can’t offer.
Traditionally, a seller would be responsible for paying 6%, sometimes 7% commission to all participating real estate agents. This commission is then split between both real estate companies. Our full service, flat-fee listing plan eliminates the 3% commission typically paid to the listing company and replaces is with a $1,000 flat fee. Once we sell the property, the seller with then pay a 3% commission to the agent representing the buyer and a $500 closing fee to RealLink.

A common complaint about the real estate industry is that many agents get blinded by the commission they will receive at closing and start looking out for self-interests rather than client interests. When working with RealLink, you can be confident that our recommendations are based solely on your best interests, not us chasing a quick commission.
RealLink does everything a traditional real estate agent does when selling your home, but rather than charging 6% to do so, we charge a low flat fee of $1,500 – saving our clients an average of more than $8,000*. There are absolutely no hidden costs or additional fees. RealLink handles everything associated with the sale of your home including but not limited to: a detailed price analysis, photography, schedule showings, buyer feedback, offer negotiations, consistent communication, preparation for and attendance at closing, and more.
It is very easy to figure out how much you will save with RealLink’s full service, flat-fee listing approach. RealLink eliminates the 3% commission typically paid to the listing agent and replaces it with a flat fee of $1,500 - $1,000 paid up front and $500 at closing.
The easiest way to calculate your savings is to estimate what you think your property will sell for and multiply that by 3%. Then take that number and subtract the $1500 listing fee.
For example, if your house is worth $350,000 it would look like this:
$350,000 x .03 = $10,500 Standard Commission
– $1,500 Our Fee
= $9,000 Savings
As you can see in this example, the savings is $9,000 on a $350,000 home. Keep in mind this is a minimum savings. If there is not another real estate agent involved you won’t pay the 3% to the buyers agent either.
Because 97% of buyers are doing their home search online, maximum internet exposure is critical. This goes beyond simply putting your home on the MLS, which we obviously do. In fact, if your property is centrally located between Cincinnati and Dayton, you will be on both Cincinnati and Dayton’s MLS at no additional charge. In addition to this, your property will be put on other local real estate company websites as well as many national real estate websites. By maximizing the exposure of your listing, we can ensure a buyer and/or agent can find your property, no matter what website they are searching.
In addition to extensive online marketing, we also do what we call “direct agent marketing”. This is where we market your home directly to the real estate agents who are actively working with buyers in your neighborhood.

We also have buyer specialists who work exclusively to help you find your dream home. Each member of the RealLink team is well-versed in all aspects of the buying and selling process, but we are able to facilitate a seamless, smooth transition to closing by having specialized focus areas of the transaction. Additionally, there are no out-of-pocket costs or fees for RealLink to represent you when buying a home – all fees are paid for by the seller. So, you can rest assured that finding you the perfect property to fit your budget is our priority.
Anyone can take advantage of our referral program, whether you are a past client or someone who is just tired of blindly looking for a professional real estate agent. We work in the industry and understand it is difficult to truly find an agent who will take the time to find you the right home. We have a passion for bettering the real estate market and that is why we started our referral program.
We have access to statistical information not readily available to someone outside the industry such as: how many homes an agent has sold in the area you are looking, their ability to negotiate price, and how long they have been an agent. We will also search any additional criteria you request. Referral fees are commonly charged within the industry and range from 25% to 45% of the 3% buyers commission. In most cases we collect the minimum (25%) referral fee from the agent. Remember, you as the buyer do not pay for this at all.
